These Terms of Service ("Terms") govern your use of blackbookcre.com and the services offered through it — email blast distribution, The Board, and member accounts (together, the "Service"), operated by BLACKBOOK CRE ("we," "us"). By creating an account, submitting a blast, posting on The Board, or otherwise using the Service, you agree to these Terms.
BLACKBOOK CRE distributes commercial real estate marketing content to a proprietary network of institutional and private recipients, and operates The Board, a moderated listing of buyer mandates, capital requirements, and property offerings. We act as a distribution and publishing platform; we are not a broker, dealer, investment adviser, or party to any transaction that may result from use of the Service.
You retain ownership of content you submit. By submitting, you grant us a license to format, distribute, and display it through the Service. You represent and warrant that:
You are solely responsible for your content. We may decline, edit for formatting, or remove any submission at our discretion, before or after publication.
All blasts and board posts are subject to human review before distribution or publication. Delivery windows shown in the Service are targets, not guarantees; queue position, review timing, and email-delivery conditions can affect actual timing. Recipient counts are estimates based on our database at the time of targeting.
Blast fees and credit packs are processed by Stripe. Credit packs are one-time purchases; credits do not expire and are non-transferable. Except where required by law, payments are non-refundable once a blast has been sent. If a paid blast is rejected in review and cannot be revised to comply with these Terms, we will refund it. Promotional discounts may carry additional conditions.
You will not use the Service to send spam unrelated to commercial real estate, to harvest recipient information, to misrepresent your identity or authority, or to distribute unlawful, deceptive, or infringing content. We may suspend or terminate accounts that violate these Terms.
Our recipient database and its engagement data are proprietary. The Service delivers your message to the network; it does not sell, rent, or disclose recipient contact information to you or any third party.
The Service is provided "as is." We make no warranties regarding transaction outcomes, response rates, or the accuracy of third-party content, including board posts. Nothing in the Service constitutes investment, legal, or brokerage advice. To the maximum extent permitted by law, our total liability for any claim arising from the Service is limited to the amount you paid us for the specific blast or purchase giving rise to the claim.
These Terms are governed by the laws of the State of North Carolina. We may update these Terms; continued use after changes take effect constitutes acceptance. If any provision is unenforceable, the remainder stands. Questions: deals@blackbookcre.com.
